Why are Floor Plans Important?

Maximize your chances of finding a buyer and want to add a floor plan to your “to do” list. For online listings, studies have shown that adding a real estate floor plan can increase click-throughs from buyers by as much as 50% or more. 1 in 5 buyers admitted that they would ignore listings without one, while upwards of 1/3 of all buyers stated that they were less likely to even inquire about a listing without a floor plan.

How Do I Read a Floor Plan?

Back in the day, floor plans were called “blueprints” and, just like you’ve probably seen in some movies, they came in a roll and included all of the details of the building or house. They are usually “to scale,” basically meaning that the features are the same distance apart as they are, just smaller and scaled-down. Technology has given us the power to create digital floor plans that can either be viewed online or printed on marketing material. To effectively read a floor plan, you need to know a few basic keys.

  • Solid or pattern filled parallel lines represent walls and breaks within them indicate doors, windows, and openings between rooms.
  • Doors are generally drawn as thin rectangles and may include an arc to indicate which direction the door swings.
  • A series of rectangles represents any stairs and will usually have an arrow indicating whether the stairs go up to the next higher floor or down to a lower one.
  • Floor plans will also generally show the location of sinks, showers/tubs, toilets, appliances, etc.
  • Many also include “dimension strings” to locate walls, doors, windows, and other elements. They are drawn parallel to each element and have 45º “hash marks” at either end of the dimension string indicating where each measurement starts and ends.
