BLOWER
DOOR TEST
AUSTIN.
FIND THE LEAKS. GET THE NUMBER.
PASS INSPECTION OR LOWER YOUR BILLS.
HOW LEAKY IS YOUR HOUSE?
WE MEASURE IT.
A blower door test measures how airtight your home is. We seal a calibrated fan into an exterior doorway and pressurize the house, then measure how much air escapes through gaps in the walls, attic, windows, and doors.
You get a precise air-tightness number, and the test helps locate the biggest leaks. Not guesses. Specific numbers. The blower door test is included in our Home Diagnostic Energy Audit and in our new construction testing.
In an Austin summer, leaky homes pull hot attic and outdoor air inside. That makes your AC work harder and your electric bill higher. With 16 years and 17,000+ audits in Austin, we know what the numbers mean.
- Builders who need to pass the final inspection
- New homeowners needing final inspection sign-off
- Homeowners with high bills or rooms that never cool
- Buyers of older homes who suspect they leak
The blower door test is included in our Home Diagnostic Energy Audit, from $299, along with the thermal imaging scan and duct and insulation analysis. Final price depends on home size. It is also included in new construction testing, which starts at $549; production and multi-lot projects are priced by project. It is not sold as a separate service. Realtors and repeat customers save $10, applied at booking. Flat rates, tax included.

NEW CONSTRUCTION
New homes in Austin must pass blower door and duct leakage tests before the final inspection and closing. Both tests are part of our new construction testing, and results are documented for your inspection package. See new construction testing →
HIGH BILLS. UNEVEN ROOMS.
Summer bills spike, one room is always hotter, or the AC was replaced and the bills barely moved. The blower door test is included in our Home Diagnostic Energy Audit, along with thermal imaging and duct and insulation checks. See Home Diagnostic Energy Audit →
SELLING? YOU NEED ECAD.
Austin's ECAD ordinance covers homes in city limits, served by Austin Energy, 10 years old or older. Austin Energy's ECAD checklist does not include a whole-house blower door test. See ECAD audits →
WHAT TO EXPECT
BOOK ONLINE
Pick a time in our live calendar. It takes about 60 seconds.
GET THE HOME READY
Someone needs to be there for a Home Diagnostic Energy Audit and give us access to the whole house, including the attic. Close windows and exterior doors. New construction is coordinated with your superintendent.
WE RUN THE TEST
We set up the blower door, run the fan, and measure air leakage. A Home Diagnostic Energy Audit visit also includes thermal imaging and duct, insulation, and HVAC checks, and usually takes 1.5 to 2.5 hours.
YOU GET THE REPORT
A PDF report with your results. Home Diagnostic Energy Audit reports rank fixes by energy impact, biggest savings first, and include our trusted contractor list. New construction results are documented for your inspection.
Vance was very knowledgeable, easy to talk to, and took the time to explain what he was seeing throughout the house.

PASS THE FIRST TIME.
BLOWER DOOR TEST
After drywall and insulation are complete but before final finishes. The house needs to be sealed up but trade access is still easy for any remediation.
THE CODE LIMIT
Austin's current energy code (2024 IECC, effective July 10, 2025) sets the whole-house air leakage limit at 4.0 ACH50 (air changes per hour at 50 Pascals).
PRO TIP
Call us early in the build schedule — not the week before closing. Early scheduling means we can work around your trades instead of competing with them.
WHAT HAPPENS IF YOU FAIL?
Failing isn't the end of the world — it happens. What matters is knowing fast so your trades can fix it. We give you a detailed report of exactly where the leakage is so no one is guessing.
We also try to flag potential failures during testing before they become official results whenever possible — saving you time, money, and a re-test fee.

(512) 922-7522Common Questions
HOW MUCH DOES A BLOWER DOOR TEST COST IN AUSTIN?
The blower door test is included in our Home Diagnostic Energy Audit, which starts at $299 and also includes a thermal imaging scan, duct and insulation analysis, and a ranked PDF report. Final price depends on home size. It's also part of our new construction testing, which starts at $549; production and multi-lot projects are priced by project. Call (512) 922-7522 for a quote. We don't sell the blower door test as a separate service. Realtors and returning customers get $10 off.
HOW LONG DOES A BLOWER DOOR TEST TAKE?
The full Home Diagnostic Energy Audit visit, which includes the blower door test, usually takes 1.5 to 2.5 hours depending on home size. We need uninterrupted access to the whole home, including the attic, and someone needs to be present to let us in.
DO I NEED A BLOWER DOOR TEST FOR AN ECAD AUDIT?
Generally no. Austin Energy's ECAD checklist covers attic insulation, duct system leakage, heating and cooling equipment, air leakage around doors and plumbing penetrations, windows, and improvement opportunities. A whole-house blower door test is not on that list. If you're selling, you most likely need our ECAD Audit instead, which starts at $129.
DOES A NEW HOME IN AUSTIN NEED A BLOWER DOOR TEST?
Yes. Austin's energy code requires new homes to pass an air leakage (blower door) test and a duct leakage test before the final inspection and closing. The current code limit is 4.0 ACH50. Our new construction testing includes both tests, for custom and production builders in Austin and surrounding areas.
WHAT HAPPENS IF MY HOME FAILS THE BLOWER DOOR TEST?
You get a detailed report of exactly where the leakage is, so your trades know what to seal and we can re-test. We also flag potential problems during testing, before they become official results, whenever possible.
WHAT AREAS DO YOU SERVE?
